Atlas Investor (the "Service") is a real-estate investment analytics SaaS operated by Atlas by Cortese ("we", "us"). The Service helps you analyse property listings on Portuguese real-estate portals — yields, transaction costs, scenarios, AI condition assessment — and visualise market data per parish.

We reserve the right to suspend or terminate accounts that violate these rules.
Paid plans renew automatically each month until you cancel. You can cancel at any time from your account page; cancellation takes effect at the end of the current billing period and your access remains until then. We do not refund partial periods unless required by EU consumer law.
EU 14-day right of withdrawal: if you are a consumer (not a professional), you have a 14-day right of withdrawal from the date of your first purchase, unless you have already used the paid features during that period — in which case, by accepting these Terms, you waive this right for digital services already provided.
We may change prices for future billing periods with at least 30 days' notice by email. If you don't accept the new price, you can cancel before it takes effect.
The Service, including the software, algorithms, market datasets we have built, and the Atlas brand, is the property of Atlas by Cortese and protected by intellectual property law. We grant you a personal, non-exclusive, non-transferable, revocable licence to use the Service in accordance with these Terms and your active plan.
You retain ownership of the data you input (listing URLs, notes, custom criteria). By using the Service, you grant us a limited licence to process this data solely to operate the Service for you.
The Service ingests data from public real-estate portals (Idealista, Imovirtual, Casa Sapo, OLX, Remax). These portals' content remains the property of their respective owners. Atlas does not store full listings — only the metadata you analyse and the Atlas-computed scores. We are not affiliated with these portals.
Atlas computes estimates based on the data available at the time of analysis. Prices, rents, AL zoning, transaction costs and AI condition assessments are estimates, not guarantees. We do not warrant that the Service is error-free, complete or fit for any specific investment decision. Markets change; rules change; data sources have gaps. Always verify critical inputs against official sources before committing capital.
To the fullest extent allowed by law, Atlas by Cortese is not liable for indirect, incidental, special or consequential damages, lost profits or lost opportunities arising from the use or inability to use the Service. Our total cumulative liability for any claim is capped at the amount you paid us in the twelve months preceding the event giving rise to the claim, or €100, whichever is greater.
Nothing in these Terms excludes liability that cannot be excluded under applicable law (gross negligence, wilful misconduct, EU mandatory consumer rights).
You may terminate your account at any time by clicking "Delete account" on the account page or by writing to support@atlasinvestor.io. We may terminate or suspend your account if you breach these Terms, with reasonable notice except in cases of serious or repeated breach.
On termination, your account data is deleted in accordance with our Privacy Policy, except where we are legally required to retain it (e.g. fiscal records).
We may update these Terms over time. If a change materially affects your rights, we will notify you by email at least 30 days before it takes effect. Continued use of the Service after the effective date constitutes acceptance.
These Terms are governed by Portuguese law. The competent courts are those of Lisbon (comarca de Lisboa), without prejudice to mandatory consumer-protection rules that may grant you the right to bring proceedings in your country of residence.
If you are a consumer based in Portugal, you may submit disputes to the Centro Nacional de Informação e Arbitragem de Conflitos de Consumo (cniacc.pt) or any other certified ADR entity. EU consumers can also use the European online dispute resolution platform at ec.europa.eu/consumers/odr.
