Why I built Atlas
I was losing whole evenings to spreadsheets.

I invest in Portuguese real estate. For every listing worth a second look, I'd open a dozen tabs, copy prices into Excel, rebuild the same pivot tables, re-check the IMT brackets, guess at the Airbnb occupancy, squint at the photos. Two to four hours per property — just to decide whether it deserved a viewing.

I got bored of that routine. So I built the tool I wished existed: one click on a listing, and the full investor picture comes back in about a second. I built it for myself first — then realised other investors were stuck with the exact same problem.

I'd looked at the alternatives. Serious market-data platforms cost hundreds a month and are built for institutions; the cheap tools rarely go past a mortgage calculator. Nothing did the real work — parish-level benchmarks, transaction costs, condition from photos — at a price an individual investor would actually pay. So I'm opening Atlas up. If it gave me my evenings back, it can give you yours.

Atlas runs the listing photos through an AI vision model that grades the property's real condition — ruin, major works, cosmetic refresh or renovated — flags AI-generated images and 3D renders that hide the truth, and turns that into a renovation budget in €/m². That estimate flows straight into the yield and cashflow, so the return you see is the return after the work the place actually needs — not the seller's optimistic framing.

Which Portuguese real-estate portals does Atlas work with?

Atlas auto-detects and parses listings from the five biggest portals in Portugal: Idealista (idealista.pt), Imovirtual (imovirtual.com), Casa Sapo (casa.sapo.pt), OLX Portugal (olx.pt) and Remax (remax.pt). One bookmarklet covers all of them — no separate plugin per site.

How does Atlas calculate transaction costs?

Atlas applies the 2026 Portuguese fiscal scale automatically: IMT progressive brackets (with the primary-residence reduction when relevant), Imposto do Selo at 0.8 %, notary, Registo Predial and standard bank-mortgage fees. The total fee burden updates in real time as you change the price or the down-payment percentage.

Your portfolio (the listings you capture) lives in your browser's local storage by default. Account preferences and usage analytics are stored on Atlas servers, encrypted in transit and at rest. We never sell your data and never share it with third parties.

Do I need an account to use Atlas?

A free account (email + magic-link sign-in, no password to remember) is required to track your usage and unlock paid tiers. The Freemium tier itself is free forever — no credit card needed.
