Why I built Atlas
I was losing whole evenings to spreadsheets.
I invest in Portuguese real estate. For every listing worth a second look, I'd open a dozen tabs, copy prices into Excel, rebuild the same pivot tables, re-check the IMT brackets, guess at the Airbnb occupancy, squint at the photos. Two to four hours per property — just to decide whether it deserved a viewing.
I got bored of that routine. So I built the tool I wished existed: one click on a listing, and the full investor picture comes back in about a second. I built it for myself first — then realised other investors were stuck with the exact same problem.
I'd looked at the alternatives. Serious market-data platforms cost hundreds a month and are built for institutions; the cheap tools rarely go past a mortgage calculator. Nothing did the real work — parish-level benchmarks, transaction costs, condition from photos — at a price an individual investor would actually pay. So I'm opening Atlas up. If it gave me my evenings back, it can give you yours.
Calibrated market data
We've inventoried the median sale prices, rents, year-on-year growth and Airbnb performance for every parish in Portugal — so your listing is instantly compared to the right local benchmark, not a national average.
Up-to-date transaction costs
IMT progressive brackets, Imposto do Selo, notary, Registo Predial, bank fees — Atlas applies the 2026 Portuguese fiscal scale automatically. No spreadsheet to maintain, no out-of-date rules.
Long-term & Airbnb scenarios
Net yield, monthly cashflow, cash-on-cash, weighted scenarios (pessimistic / realistic / optimistic), break-even occupancy on Airbnb — using the local ADR and occupancy rates we already track for the parish.
AI condition assessment
The photos go through an AI model that detects the actual state of the property (ruin / major works / cosmetic / renovated), flags AI-generated images and 3D renders, and estimates a renovation budget in €/m².
Atlas score, end to end
A single 0–100 score that synthesises yield, price-vs-market, growth, Airbnb potential and intrinsic quality (energy class, age, room ratio). Sort your portfolio at a glance — and dig into the rationale anytime.
